What is a Home Inspection and why do I need one?

A home inspection is a non-invasive inspection of a property with a report delivered of the findings from the date and time the inspection was performed *it is not a code inspection

You need one in order to discover things about the home you may have missed in your initial or multiple walk-throughs and to assist in knowing what needs further attention/repairs in order to create a safe and healthy home to live in.

How do I prepare my home for an inspection?

A home inspection is non-invasive, so I will not be moving any personal belongings to complete my inspection. Please have the owner pull out couches from the wall and clear counters and/or underneath sinks to allow me access to inspect important areas of the home. If I deem it to be unsafe I will not inspect it, ex: a caving in roof with water puddles. I do not plan on falling into anyone’s ceiling while on the job.

What to Expect From Your Inspection

I will verbally deliver my findings at the time of inspection, and a full report will follow within 24 hours. You’ll be made aware of your home’s major defects at the time of the inspection, and I will walk you through the home to point out my biggest concerns before I leave.

At the time of inspection, if payment is not remitted, a cash or money order payment must be delivered prior to me delivering my findings.

  • Comprehensive Home Inspection
    Starting at $350
    If you want to know detailed information about the home beyond just major items you’ll receive (within 24 hours) a report that gives you the full picture of the home.
  • Summary Home Inspection
    Starting at $200
    If you just want to know about big ticket items I’ll point those out on a summary page so you can negotiate repairs/credit from the seller.
  • Walk-Through Home Inspection
    Starting at $150
    If you’re a pre-qualified buyer and thinking of skipping the home inspection and want to submit your offer with limited contingencies this may be the right choice for you. I’ll walk through the property with you and point out the items of most concern that you as the new homeowner will be responsible for.

When can I book a Home Inspection?

Home Inspections are scheduled to start in the mornings Tuesday-Sunday CLOSED Monday

8am-11am (start times) Tuesday-Saturday

8am-2pm Sunday

Depending on the size and age of the home you should expect between 1-3 hours per inspection.
